WHEN TO SEALCOAT

COLOR LOSS
Is the once black asphalt now light gray? That’s a sign of oxidation and other weather damage.
AGGREGATE LOSS (ROCKS AND SAND)
Just take a look near your drains or low spots. Is there an accumulation of small rocks or sand? If so, it most likely came from within your asphalt. Don’t let your asphalt wash down the drain.
TEXTURE
Is the asphalt no longer smooth, but instead has a rough, jagged surface when viewed up close? Or is it slippery? Both conditions indicate that sealing is needed.
PETROCHEMICAL STAINS
Asphalt is a byproduct of petroleum. So it stands to reason that it is not resistant to other petroleum products (gas and oil). Petrochemicals leaking from cars and trucks will soften the asphalt and cause irreversible damage.
