What Is Maxi Seal?

Maxi Seal is our premium two-coat sealcoating system. It starts with a very thick, squeegee-applied base coat loaded with sand and a latex additive. Then we go back over it with a second coat, sprayed on with a six-tip spray bar.

Each coat does its own job. The squeegee coat works deep into the pavement. The spray coat evens everything out and gives the surface a clean, uniform black finish.

It is more material and more work than a standard seal, and that is the point. If your lot is worn, rough, or sees heavy use, Maxi Seal gives it more to work with.

The two coats

Coat 1: Squeegee. A thick, sand-loaded, latex-modified coat worked into the surface by hand and squeegee.

Coat 2: Spray. A finish coat laid down with a six-tip spray bar for an even, uniform look.

Why Property Owners Choose It

The benefits come from how the system is built. This is what a heavy-sand, latex-modified, squeegee-plus-spray seal is designed to do:

Fills Surface Voids

Squeegee pressure pushes the thick coat into pores, small voids and hairline cracks, so there is less open surface for water to get into.

Built-In Texture

The heavy sand load adds a tougher, textured, non-glare surface with more grip underfoot than a plain, thin coat.

A Tougher Film

Sand and latex together build a more durable coating that stands up to turning tires, daily traffic and Florida’s sun and rain.

Uniform Finish

The spray coat fills in squeegee marks and pinholes, leaving a clean, even, jet-black look across the whole lot.

Weather and Oil Resistance

Latex-modified sealer helps resist water, UV, and everyday oil and fuel drips better than bare asphalt.

A Sharper Property

A deep black surface makes fresh striping stand out and gives visitors a strong first impression.

Sealcoating protects and preserves existing asphalt. It is not a structural repair, and large cracks are filled or repaired before sealing.

How Maxi Seal Is Applied

  1. Clean and prep. We clear dirt, debris and loose material so the sealer can bond to the asphalt.
  2. Fill cracks. Cracks are filled before sealing to help keep water out of the base.
  3. Edge and detail. We trim around curbs, islands and edges by hand.
  4. Coat 1: squeegee. We mix a heavy sand load and latex additive into the sealer and work a thick coat into the surface with squeegees.
  5. Let it set. The base coat dries before the second coat goes on.
  6. Coat 2: spray. We spray a finish coat over the top with our six-tip spray bar for an even, uniform finish.
  7. Cure, then stripe. The lot stays closed while the sealer cures. Once it is ready, we restripe it crisp and sharp.
